Responsibilities and Expectations For Area Mechanics

Under general supervision, Area Mechanics are responsible for the care, repair, and operation of all building systems and equipment in an assigned area.

Preventive Maintenance: Perform specific written preventive maintenance procedures (such as lubrication, cleaning, changing filters, making adjustments, inspecting roofs and accessories, and replacing parts) on building structural, electrical, mechanical, plumbing and steam equipment in assigned area. Report problems encountered.

Operations: Area Mechanics assist Custodial Services with routine maintenance and repair needs with in their assigned areas. Investigate maintenance and operational problems by conferring with building occupants. Notify occupants of maintenance and operating conditions, which may affect them, such as building service interruptions, the reasons behind service interruptions, and length of the interruption. Respond to initial maintenance request from building occupants, assess problem. Perform necessary repairs or enlist shop support to complete repairs (excluding laboratory, research, and departmental equipment and fixtures).

Inspections: Perform inspections of building structural systems, electrical, mechanical, steam and plumbing equipment in assigned area on a periodic basis in order to determine operating efficiency and to locate and alleviate potential malfunctions. Troubleshoot and repair building structural systems, electrical equipment, light fixtures, plumbing fixtures, heating, air conditioning and ventilating equipment, and controls in assigned area.

Safety: Apply necessary safety precautions while working with electrical, steam, or mechanical equipment and while working on roofs, doors, windows, and ceilings and other building system components.

Projects: Provide technical support for Building Maintenance, A&E Services and Construction Services. Area mechanics may be requested to assist with pre-scheduled departmental funded remodel/construction projects as their schedule allows. Repair of laboratory, research, and departmental equipment and fixtures, must be funded by the requesting department and, can be coordinated through an Area Mechanic.


Priorities For Area Mechanics Responsibilities

  1. Emergencies – respond to and take necessary action to alleviate condition
  2. Walk through equipment rooms daily using audio and visual inspection
  3. Repair or initiate repair of items discovered during walk through
  4. Coverage for personnel absences
  5. PM cards – perform preventive maintenance tasks
  6. Routine work order cards – perform routine maintenance tasks
  7. Customer service - check with contact person weekly, etc., assist FP&M units
  8. Departmental requests and projects – assist with pre-scheduled/funded activities
  9. Other duties assigned by supervisor
