OCCUPANCY As the building approaches the scheduled occupancy date, the construction manager begins to coordinate the arrangements with the building occupants. The date that the university will occupy and begin to operate the facility is established and Facilities Planning works with other university units to coordinate the start of custodial and operation/maintenance services at the facility. The construction manager is assisted in this effort by the project manager, the customer relations specialist assigned to the client, the building supervisor and numerous other university departments. This coordination includes items such as telecommunications services, furniture delivery and installation, building operation schedules, moving schedules, etc. Inevitably, there are items which require modification and adjustment during the actual move-in and Facilities Planning personnel assist building occupants during the move-in stage by arranging for minor modifications in telephone, computer and electrical outlet locations to accommodate departmental and individual needs.Final inspections of the spaces to be occupied are conducted by the architect and the construction manager to list the corrective action required to complete the space and/or document the condition of the space at the time of occupancy. As building systems are completed and are put into operation, the start-up and testing of project systems is observed and the construction manager arranges for participation in this process by appropriate university personnel. If the project is not complete and ready for acceptance, a date of partial occupancy is established in accordance with the General Conditions of the Contract and consent for partial occupancy is obtained from the contractor. At this point the contractor may request that a date of substantial completion be established. |
