FP&M Service Guide

Maintenance and Operations Provided by Facilities Services

Facilities Services provides professional maintenance and repair of university facilities. Facilities Services operates, maintains, and repairs the physical environment and provides support services for the university. This includes the buildings, research laboratories, athletic complexes, and grounds of the university campus and outlying facilities. Below is a review of the divisions within Facilities Services. Building Maintenance

Building Maintenance maintains, repairs, and develops mechanical and electrical systems, and structural systems such as roofs, windows, doors, and interiors associated with campus buildings. This includes regular and scheduled preventive maintenance. Building Maintenance also provides construction coordination for in-house remodeling and small scale repair projects. Building Security Services

FP&M Building Security Services upon request provides keys and building access cards for university buildings (except Department of Residence) and access gates, and maintains a record of assignment. Building Security Services maintains and repairs door locks and administers the campus wide card access system. Building Security offers a camera service for security or general surveillance, including new camera installations and maintenance of cameras. Building Security Services also provides key/locks for cabinets, desks, and other miscellaneous keys/locks and provides lock and card access coordination for new construction projects. Campus Services

Campus Services maintains the exterior physical environment of the campus grounds, comprising 1,984 acres. This includes mowing, shrub beds, trees, bike parking and outdoor seating, sidewalks and paths, roadway signage, and minor repair of roadways. In addition they provide services such as snow removal, refuse removal, recycling, pest control, heavy equipment operations, and moving of furniture and equipment. Custodial Services

Custodial Services is responsible for general housekeeping in all academic and administrative buildings to maintain interior building appearance and sanitary conditions. Their services include regular cleaning, trash removal, snow removal from the building entries, and light bulb replacement. They are available to perform special assigned tasks upon request, such as preparation and cleanup requirements for conferences and special events. Energy Management

Energy management operates and maintains the building automation system more commonly known as Metasys. The building automation system is interconnected campus-wide to operate the heating and cooling systems, and monitor security and fire safety systems for most buildings. Building automation systems are controlled from a central location which monitors, adjusts, and optimizes system operation. Energy Management also provides design development and construction coordination for new construction. If you have questions regarding Energy Management you may call 294-0692.

Maintenance Support

Maintenance Support assists other services within FP&M by providing technical and statistical support including electrical/mechanical and mobile/vehicle planned maintenance programs. Additional responsibilities include administering outside contracts for operational and safety inspections and follow-up repair records for elevators, autoclaves, and other similar equipment. They also oversee in-house inspection records and schedules for the fire alarm and fire extinguishing systems. If you have any questions regarding Maintenance Support, you may call 294-8277.

Service Center

The Service Center is responsible for processing all maintenance and repair requests for general university owned properties—including general university academic and classroom facilities, university grounds, and area research farms as needed. Support is provided on a day-to-day basis to the building, grounds, custodial and utility maintenance service teams. Requests are processed on an "as needed" basis and can either be submitted by our online form, or by telephone (294-5100). Department of Residence has a separate service request process, telephone (515-294-2900) to get something fixed or cleaned.
